Scope of work:

John Stokes Square (JSS) was a redevelopment to create a contemporary mixed use residential and commercial development including a new police station. It is a 1.89-hectare medium density (MR) site located on Progress Drive in Nightcliff. It is bordered by the existing Nightcliff commercial precinct to the north, and the Nightcliff Woolworths complex to the south. The redevelopment included the upgrade of Progress Drive to a divided road with pedestrian crossing and the subdivision of the site to include a Police Station, several mixed use commercial and residential lots, carpark, public open space, and supporting roads and infrastructure.

Our Role:

Byrne Consultants completed the concept and detailed design including:

  • Liaison with all authorities, including road owners, services and DLI.
  • Cadastral survey.
  • Engineering survey and service location by potholing.
  • Geotechnical investigations.
  • Environmental and cultural heritage considerations including ESCP, dust suppression, gross pollutant trap, and noise assessment.
  • Detailed design including approved engineering drawings for roads, stormwater, water, sewer, electrical, street lighting, telecommunications, and landscaping.
  • 3D modelling.
  • Final project cost estimates and schedules.
  • Construction contract documentation and specifications.
  • Safety in design assessment.
  • Construction phase services.
  • Road safety audit (Stage 3).

Project Outcomes:

Successfully led a multi-disciplinary engineering and design team to deliver the project within tight timeframes, navigating and resolving numerous stakeholder conflicts through effective negotiation. The project involved the successful transformation of a brownfield site into a vibrant mixed-use development.
